Initial Consulting 

Not all existing buildings are good LEED candidates.  We know that as a result of location or design, not all buildings are ideal candidates for complying even with LEED’s requirements for the Certified Level, LEED’s lowest certification level.  We take the position that it is important for the client to understand the constraints posed by not only required expenditures, but by changing the building’s operations as well.

Our initial consulting services consist of discussions with building ownership followed by a walk-through survey of the building and site to identify existing conditions that will lead to the most economical path for the LEED certification level desired.  We use the LEED Scorecard to identify those improvements and their corresponding credits (points) that can be most readily achieved and to determine the hurdles in implementing the prerequisites.  Credits that can most readily be achieved are identified, and cost budgets and time lines are prepared.  Ownership is thoroughly consulted about the pros and cons of implementing individual measures. 

Corporate and institutional investors often use ERS’s initial services when contemplating a new acquisition to determine whether the building will readily and economically comply to meet certain LEED certification levels or self-established Green targets.  Existing portfolio owners also utilize these services to assess compliance with green corporate initiatives.
